The Bottling Plant is by far the most unique and charming property in Frederick. My experience has been amazing, and my dog Penny loves all the extras. Raquel is a gem.

If I could give zero stars, I would. Our experience with Bottling Plant Apartments was defined by inconsistent communication, shifting explanations, and an unnecessarily difficult lease termination process. We did everything a resident should do. We provided our required 60-day notice, vacated the apartment early, returned the keys, maintained constant communication, and repeatedly asked for clarification before making financial decisions involving more than $8,000. Despite our efforts, we received different answers to the same questions throughout the process. The biggest issue was the buyout. We repeatedly asked, both by phone and in writing, whether we could exercise the buyout option if the apartment had not been re-rented by the end of our 60-day notice period. Instead of receiving one clear answer, the explanation changed over time. First, we were told the standard 30-day timeline. Then we were told in writing that our situation was different, that we would not need to provide another notice, and that the termination fee and concessions would simply be due upon receipt of the signed buyout addendum. We were even sent the buyout agreement with the statement, β€œYou can opt f

I moved into The Bottling Plant with high expectations because I had close friends who lived here in the past and absolutely loved the community, but unfortunately, my experience has been the complete opposite. I have been living here for a little over a month and have been dealing with a persistent, foul sewage smell in my main bathroom and a "ripe" odor that hits you the moment you walk through the front door. I did not notice this when I first picked up my keys, but it became undeniably apparent the next day when a friend came over and used the bathroom. Even though management recently sent a plumber to flush the P-traps and snake the drains, the smell remains today. The plumber they hiredβ€”who is not local and has poor ratings onlineβ€”reported that they found no issues and smelled nothing, yet every guest I have had over since can immediately detect the disgusting odor. It is deeply depressing to pay a premium to live here only to be embarrassed to have guests over and feel like my home is a health hazard rather than a sanctuary. Adding to this frustration was an incredibly difficult move-in process where I was told weekend move-ins were strictly prohibited. Because I had just s

The Bottling Plant was the perfect landing spot for my husband, our two dogs, and me after a cross-country relocation for a new job. Nestled on five acres of lush, green, and historical property, this beautifully refurbished and updated former Coca-Cola bottling plant felt like an urban oasisβ€”a tranquil escape from the world. The building’s design seamlessly blends history with modern updates, creating a space that is both unique and comfortable. It truly felt like stepping into a whole new world. The property management team, Linda Joe and Vanessa, were outstanding. They went above and beyond to provide a warm, welcoming environment, making us feel right at home from the moment we arrived. Our stay here was nothing short of amazing, and we can’t recommend The Bottling Plant enough to anyone looking for a unique and peaceful place to call home, with your fur-family, even if just temporarily.

I have lived here for a little over a year now and absolutely love it. It’s a new building so it is quiet and very clean. Linda and Joe are so kind and quick to help with anything and everything I need. They always greet my dog happily with a treat and a pet, so she loves it here too. Having Rose Hill Manor as my backyard is the best partβ€”being able to just go on a peaceful walk on that path when I get home from work makes my days so much better. I highly recommend this place to anyone who is looking for a new apartment. I’ve lived in a lot of different apartments throughout my life and this is the first one where I feel truly at home.
